Sun ROOM

This cozy room is going to pull double duty - a spot to unwind with a few friends as well as a place to camp out and get some work done.

Sofa

A sofa around 7’ wide will be the main seating in this room. You will be able to seat as many as 3 comfortably, 4 in a pinch, and it will also be a great spot to work with a laptop.

Accent Chairs

A pair of comfortable chairs will round out the seating area. These can be either fixed chairs or swivel - I happen to love a good swivel chair!

Coffee Table

A 4’ long coffee table will anchor the seating area. This should be sturdy enough for feet but pretty so that it compliments the room.

Rug

A cozy rug measuring 9’ X 12’ will ground this room and be soft underfoot.

Side Table

On the left side of the sofa is a table around 24” wide - a great spot for a table lamp and another place to put a drink.

Console / Desk

You were very specific about not wanting the desk to look like a desk… so I propose a 30” high console table with an open base. This will allow you to use it as a desk when needed but it will look like a pretty console table when not in use.

Desk Chair

You can stash a pretty chair to the left of the console. Simply pull it up to the console when you need to get some work done. This can also be used as additional seating when hosting more than 4 or 5 people.

Lighting

Lighting is a challenge in this space - so many windows make it tricky to place lamps!

A table lamp atop the table to the left of the sofa will add the majority of the light. Make sure this lamp has two bulbs so it really packs a punch.

Another lamp on the console/desk will brighten up the front of the room.

A wall sconce above the sofa, between the back windows, will bring in a little more ambient light. If you don’t want to involve an electrician, this can be a plug-in style - there is a plug right below.

Another opportunity for a sconce is to the left of the doorway to the living room. This could also be a plug-in style or you could have an electrician pull the electrical up and install a hardwired light.


living ROOM

Being able to seat 10 people comfortably in this room is a bit of a challenge but we can do it! I’ve included two different plans for this space - the first has the most seating thanks to a gigantic corner sectional. The second seats fewer on a typical day but can be easily modified to include more people.

Option A

This is the more casual feeling option but it will get you the most seating with few changes.

Sectional Sofa

A gigantic corner sectional sofa is the main event in this configuration. This sofa measures 12’ long on either side and will comfortably seat 10 people on its own, more if you are willing to get a little friendly with your neighbor.

Accent Chairs

A pair of comfortable chairs will round out the seating area. These can be either fixed chairs or swivel - I happen to love a good swivel chair!

Drinks Table

Between the pair of chairs is a small round table, perfect for placing a drink upon.

Coffee Table

A 4’ - 5’ square coffee table will anchor the seating area.

Rug

A cozy rug measuring 10’ X 14’ will ground the conversation area in this large room.

Side Table

On the right side of the sectional is a side table measuring about 18” wide. This is a great spot for a lamp as well as a perfect place to put a drink or a snack.

Built - Ins

I know you want to display books and I think the best way to bring shelving into this space is with some pretty built-ins. This will help create visual balance in the room. These can either be on the front wall only (to the left and right of the large window) or wrap around the corners - I think this depends on how much real estate you need for your belongings. Because there are radiators in these locations, there will need to be ventilation panels on the bottom. This can be done in a way that is beautiful and looks original to the home as long as you use a millworker who knows what they are doing. I highly recommend Carlos from Ale Wood Design.

Console Table

Behind the sofa, facing the entry, is an 8’ long console table. This will help to give purpose to this part of the room as well as act as a surface for another pair of lamps.

Stools

Tucked below the console table is a pair of stools which can be pulled out when you need additional seating in the room.

Media Console

Below the wall mounted TV is a media console measuring about 6’ - 7’ wide. This will anchor the TV and allow you to stash any necessary components.

Upholstered Bench

In front of the fireplace is an upholstered bench around 4’ - 5’ long. This will provide you with even more seating, should you be hosting a crowd. Simply pull it into the room a bit and you can seat a few more people.

Lighting

The side table will get a large table lamp.

I recommend adding library lights to the tops of the built-ins for ambient lighting.

The drinks table between the accent chairs could easily be paired with a slim floor lamp.

The console table will get a pair of pretty table lamps.

Option B

In this configuration I have created a slightly more traditional feeling arrangement. It won’t seat as many as Option A but it’s a bit more flexible as each piece could be reconfigured in the future.

Sofa

A straight sofa about 10’ wide sits below the large windows. This will seat 5 people comfortably, more in a pinch!

Coffee Table

A 4’ - 5’ square coffee table will anchor the seating area.

Rug
